Achieving income collection in line with targets, offering housing benefit and debt counselling advice as necessary. Reducing rent arrears on a continuing basis through the effective enforcement of the rent arrears policy, procedure and systems. Conducting correspondence, undertaking visits, providing support to vulnerable tenants, liaising with other agencies, including the police and Social Services as necessary. Preparing detailed reports for the Allocations Panel to effect management transfers and to the Tenancy Panel recommending eviction. Issuing and serving notices, preparing and presenting cases in liaison with Legal Services and attending Court to give evidence. Delivering effective and efficient tenancy services to housing management customers in accordance with the Council`s standards, targets and procedures. Managing a “patch” of properties (including separately let garages) and carrying out all related housing management functions. Conducting accompanied viewings, formal signing of tenancy agreements, first visits to tenants in their new homes and the resolution of problems, arranging for inspection of properties on receipt of disrepair claims, arranging approved transfers and decants from properties. Investigating complaints of nuisance, harassment etc. to completion of the first stage of the complaints process, in line with Council procedures and standards. Visiting tenants* leaseholders, consulting other agencies and advising*responding in writing to tenants. Preparing information for and liaising with the Neighbour Relations Team or the Pollution Control Team as necessary in respect of cases referred for further action. Initiating action against tenants who perpetrate harassment, including termination of tenancy. Verifying tenancies and visiting vulnerable tenants in line with Council standards and targets. Controlling squatting and unauthorised occupation of Council properties. Assisting with the monitoring of cleanliness and ensuring good housekeeping of estate communal areas, by reporting and progressing matters requiring attention and accompanying tenants representatives on estate “walkabouts”. Managing emergency evacuations and arranging for tenants to be resettled in suitable alternative accommodation.
